Mincorn approached from the main A487. Cottage is accessed by large farm gate (left open) leading to ample parking in gravel yard. Level parking for two cars directly outside cottage.

Main entrance door has a small 3inch threshold step.

Guests can be met on arrival by owner, so we can assist with luggage.

There is a shared yard with dedicated seating areas, all level.

Kitchen has good-sized worktops and low level oven.

Bathroom has narrow access.

Well lit open plan sitting / dining room (natural and artificial lighting).

TV with teletext operated by remote control.

External light to front of property.

Guide dogs welcome.

Public transport (local bus service) approx. 100 metres to sheltered bus stop
